Heated mirrors
LED Turn signals on mirrors
LED daytime running lights
LED Plate lights

Vanity mirror lights
Sunroof
Navigation
not one mention about the transmission or engine
What's the point of this question
Ask the dealer how often its going to need tyres and what else the warranty doesn't cover that going to empty your wallet personally the less thing to go wrong the better.
How much is it going to cost to service it for the next 5 years?
Will it take me thrashing the gutts out of it daily?

I have had cars with heated seats and mirrors, they were just useless gimmicks, unless you live in a sub-zero climate you will use them a couple of times then never again. Modern cars have become so identical in every way they have to have brainstorming sessions in the boardroom - q- what can we put on our car that the opposition do not have? - a- LED turn signals on mirrors.
And to top it off the EX model is the cheap version that likely doesn't have those options.
So, if that's a problem for you, that your neighbor wants all those options, I suggest counseling for you. Every new car comes with an engine and transmission, but worry about that all you want.
Assuming he's in the USA, by stating Civic EX he's already limited to the 1.5 turbo with a CVT. Therefore there was no point him stating that specifically.
